What if the time-consuming details of a transaction were handled for you?

Contract to Close

Throughout the Transaction

  • Review all documents for missing items and assist with remedies.
  • Monitor compliance in KW Command.
  • Act as your communication liaison with title, lender and client.  
  • Monitor all contract dates and notify agent 24 hours before each date. 
  • Agent will be included in on all emails. 

Set-up phase

  • Start a file within 24 hours of receiving an executed contract.
  • Collect contract documents, addenda and related disclosures; verify signatures and dates on all documentation.
  • Assist getting all seller's disclosures, survey and T-47 and any other missing items.
  • Call client and send them introductory email with contract and deadlines.
  • Email agent and client with Google Calendar invites of all the important dates.
  • Introductory call to the other agent, lender and title. 
  • Email title, lender and other agent the contract and related addenda and provide all pertinent contact information.
  • Confirm earnest money and option fee receipt and obtain receipted page of the contract.

Option Period Phase

  • Send emails out to clients with information about what to expect during the option period.
  • Confirm inspection(s) are scheduled and coordinate access with the client and the other agent.
  • Assist with amendments. (cut/paste verbiage from email sent by agent into amendment, get signatures)


Survey, Title and Financing Phase

  • Send emails to clients with information about what to expect during the survey, title and financing phase.
  • Order Home Warranty.
  • Assist with HOA docs.
  • Monitor all dates and status for: survey, title, appraisal, buyer & loan approval. 
  • If issues regarding survey, title, appraisal or financing arise, that out of my scope, agent will be notified. 
  • Continue communication with all vendors and clients. 

Pre-Closing Phase

  • Communicate by phone and email with client regarding expectations about closing.
  • Follow up on repairs and gather repair receipts.
  • Request CDA, get Agents approval and send to title.
  • Verify if there will be a buyer final walk through.
  • Verify if any signers will be remote.

Post Closing Phase

  • Change/Monitor status on MLS.
  • Get final settlement statement from tile.
  • .Finalize everything in Command and close file. 
  • Send the client a request on agent's behalf for a review. 
  • Send agent complete file with all documents.
