Expectations

It may take a few transactions to align and communicate effectively, but once we do, everything will flow seamlessly. Clearer communication helps us navigate the learning curve more quickly. Let me know what’s working and what’s not so we can improve together.

Ownership-who owns what.

Contract to close

1. Agent owns:

  • Negotiations
  • Writing contracts/amendments-If you need me to create an amendment, send me an email with the verbiage. I will cut/paste it into the doc, get your approval, send it out for signatures and forward to the other agent. 
  • Urgency


2. I own everything else:

  • Communications between all parties. 
  • Monitoring  important dates.
  • I will let you know when there is a situation in which you are needed.
  • Monitoring the status of survey, title, appraisal, buyer & loan approval and closing. 
  • Review documents. Upload and ensure compliance in KW Command.


Compliance Service

1 Agent owns:

  • Negotiations
  • Writing contracts/amendments.
  • Urgency-please send me docs at least 7 days prior to closing. 
  • Communication with all parties
  • Monitoring of important dates
  • Monitoring the status of survey, title, appraisal, buyer & loan approval and closing. 


2. I own:

  • Review documents. Upload and ensure compliance in KW Command.
  • I will help getting missing signatures, documents.
  • If you need me to create an amendment, send me an email with the verbiage. I will cut/paste it into the doc, get your approval, send it out for signatures and forward to the other agent.


Listing Service

1. Agent owns:

  • Negotiations
  • Writing agreements/addendums/Property information form
  • Urgency


2. I own everything else.

  • MLS setup including showing time and open houses, 
  • Communications between Agent and Seller
  • Verify Schools, Zoning, CAD information
  • Monitoring  important dates.
  • Review documents. Upload and ensure compliance in KW Command. 
  • Change status and information on the MLS as directed by you. 
  • Assist with property signs and lockboxes if handled by a 3rd party. 
  • If property is vacant, schedule photography


Business Hours

1. Monday - Friday 9-5 (except days title companies are closed.)


2. I'm your 24/7 inbox—call, text, or email me anytime something pops into your head. Seriously, if you’ve got info to share or tasks for me to tackle, send it my way as soon as it hits you. Don’t worry about the timing; I’ll catch it when I’m back during business hours. Take it off your plate and onto mine—I prefer it that way!


3. To help prevent any urgent situations, I’ll make sure you’re well informed ahead of important deadlines. If a due date falls on a weekend or a Monday, I’ll send you a reminder beforehand so you’re fully prepared and can make the most of my support during office hours. I’m sure you’d prefer to avoid working outside of office hours too—let’s tackle everything in advance and keep things running smoothly


4 Urgency- The only situations that might require urgent attention over the weekend or when the title office is closed are typically related to buyer-seller negotiations. All other matters can be addressed during regular office hours. Feel free to send me anything, anytime—no matter the time of day just remember I will not see it until the next business day. 

Communication

1. To stop the crazy game of phone tag, we mutually agree to never call, text or email anything that resembles "call me." All messages are messages that do two things:

  •  leave enough actionable information for the situation can be handled.

              or

  •  leave a message that ends the conversation or closes the loop.


2. I'm your go-to person—just drop me a call, text, or email whenever something comes up. I prefer email. Whether it's an update or a task, pass it my way as soon as it crosses your mind. Don’t sweat the timing—I’ll handle it when I’m back online. Clear your mind, I’ve got the rest!


3. The only things that really matter in a message is:

  • Tell me what is missing, for example seller's disclosures.
  • Tell me who OWNS tracking them down. You can tell me I am responsible for getting it. Take it off your plate. 


4 Buyers and Sellers-I will handle any general questions about real estate but if they are needing more information,  I will start an email to include you and your client. I will text you with a heads up to look for the email.


5. I will email/call the title and lender throughout the transaction as needed.  


6. You will be CC on all emails sent. (If something is important, I will also call and or text you letting you know there is an email/issue you need to address)


7. You can call me to vent about anything going on in the transaction. It will give me insight of how to help you. 

Essential Items

1. Contracts with all addendums. I can help you get seller's disclosures from the seller or the seller's agent.


2. Any contact information for the lender you have. 


3. Property information for listings, I will send you a link to a form. 


4. What is missing, who is going to get it.


Payment

1. Contract to Close- $399. Payment due at closing, if permitted, otherwise within 7 days.


2. Contract to Close- both sides of transaction- $599. Payment due at closing, if permitted, otherwise within 7 days.


3. Listing Service-$149 Payment due at closing, if permitted, otherwise within 7 days. If agent does not use the Contract to Close service for the listing then an invoice will be sent and payment due within 7 days.


4. Compliance Service- $99. Payment due at closing, if permitted, otherwise within 7 days.


5. Late fee of $50 will be added to every payment not paid within 7 days of the due date.
